Access Design Reports

Our Access Design Reports provide an assessment of project drawings to determine the consistency of design with the National Construction Code of Australia (NCC) Part D4, the Disability (Access to Premises -Buildings) Standards 2010 (Premises Standard) and intent of The Australian Disability Discrimination Act (DDA).

​State Significant Development Application (SSDA) Access Report 
State Significant Development Application (SSDA) Access Reports are required for larger projects declared State significant development (SSD) Under the Environmental Planning and Assessment Act 1979 (EP&A Act).
Construction Certificate (CC)- Access Report.
After a DA application has been approved a Construction Certificate (CC) is required issued by a by a council or private principal certifying authority (PCA).
The CC stage plans contain a lot more detail and specifications than the approved Development Application plans. This is to allow the builder to work directly from the CC issued drawings. The CC issued drawings must also be consistent with the development consent and comply with the National Construction Code (NCC).
A review of detailed drawings followed by a final CC stage Access Report of the project is required from an access consultant. To include recommendations and actions necessary to meet the deemed- to-satisfy compliance requirements before final Building approval is granted by the PCA.

Development Application (DA) - Access Report.
DA Access Reports are often required by a local government area (LGA) along with various other supporting documents when a Development Application (DA) is submitted. 

Complying Development Certificate (CDC) Access Report.
A Complying development certificate is a faster combined planning and construction approval to streamline the development approval process. While ensuring stringent planning and environmental requirements are met through a set of prescribed approval conditions. Applications can be determined by the PCA without the need for a full development application.
As a CDC must be issued by the PCA prior to building work commences, the Access Report provided tor a CDC is structured in a similar way to a CC Access Report.


The Access Design report is structured in a user-friendly accessible format which includes Appendix 'A' which provides illustrations to assist in highlighting some access issues identified and to support interpretation and recommendations for action
